Good street boot with trail ability

I bought this boot as a work shoe, I work at the base of a ski resort and needed something somewhat winter-boot ish but also something comfortable and not too warm to wear all day, spending much of my time inside. As a 75% street shoe, it performs as expected, if not better. You can expect about 25% of trail shoe capability. So don't buy it just for hiking, but you can definitely do some hiking in it. The waterproofing works great, walked around in slush and snow today and stayed totally dry. The boot is comfortable and warm, but not overly insulated. The insoles are fairly supportive, though I will be switching them to my custom insoles as I have a high arch. The tread is good for roads, sidewalks, and minor trail use. I wouldn't expect great traction on an overly rocky/rooty trail, but they would handle light trail use fine. Ice traction is meh but it's just a rubber sole so that doesn't surprise me. Fit is about accurate. I usually wear a 10 in Nike, and a 9-9.5 in other brands. I ordered a 10, and am pretty happy with the fit. A 9.5 might have been a slightly better fit, but the 10 fits fine without any looseness or rubbing.
